ADR for the people that don't know ADR is the average daily rate and occupancy is the amount of rooms that you sell compared to the available rooms what do you think in this particular case where do you think the ADR was with this particular Hotel so the ADR is on the lower side is in the 60s and so is the occupancy it's on the lower side and the more Laura and I looked into the deal we saw a lot of upside we saw a lot of opportunities and not necessarily to bash the current owner but the way I manage hotels I'm very proactive I look at the Top Line I look at the sales because when you run a hotel it starts with the sales right you want to make sure that uh you have the guest in there that they're paying a good rate and so forth and then very closely you got to make sure that the operations are running very smooth if you sell a dream and you serve as a nightmare you're not going to be successful
